This quickly raises the question of whether it is better to rent or buy a home on Mallorca.
Buying property in Mallorca
If moving to the island is the right step in your life plan, buying a holiday home in Mallorca is worth considering. There is a wide range of properties that differ in size, location, features and price. In general, holiday homes in Mallorca are significantly more expensive and luxurious near the popular seaside resorts and marinas. In contrast, prices fall in the interior, where you can find fincas with spacious plots. Once financing is in place, a house with a pool and garden is ideal for enjoying the warm weather with all your senses. Investors can also choose from attractive new-build projects and existing properties, as well as apartments in the centre of the capital Palma.
Popular regions in Mallorca
Mallorca is the largest of the Balearic Islands and offers a lot of variety. The coasts in the south, north and east are home to long beaches and many seaside resorts. Most of the island’s hotels and holiday complexes are located here, which means property prices are considerably higher. If you prefer peace and quiet, the centre of the island is a better fit. Away from the crowded and noisy tourist hotspots, many expats live here because the cost of living and property prices are much lower. If a luxurious lifestyle is a priority, the southwest around Port d'Andratx is a strong option. This region offers excellent golf courses and well-developed marinas. Here you do not just invest your money, you also invest in quality of life.
Planning a move to Mallorca
Since Mallorca is part of Spain and therefore the European Union, immigration is largely a formality. To move to Mallorca you only need a valid ID card or passport. This makes buying property straightforward, and new arrivals can also take up employment without any additional permit. At the latest three months after moving, new residents must register with the local registration office, the so-called Ayuntamiento.
Besides an ID document, proof of the new address is required for registration; a purchase or rental contract is sufficient. It is important to bear in mind that most local offices in Mallorca operate in Spanish only. If you do not yet speak the language, you should be accompanied by an experienced interpreter. After registration, applicants receive the foreigner identification number. With this NIE, they are automatically registered with the immigration authorities. This identification number is needed for all dealings with authorities, banks and employers.
